General Contracting

A General Contractor is an experienced professional construction company that contracts for the construction of an entire building or project, rather than a portion of the work. The general contractor's primary point of responsibilities include  controlling construction costs and meeting the project schedule. The general contractor hires subcontractors to perform specific portions of the project (concrete contractors, electricians, plumbers, etc.), oversees all work and is responsible for payment to the subcontractors.  DOWCO Construction's General Contracting Services include but are not limited to:

Construction Management

The Construction Manager is the company that oversees numerous phases of the construction project for the owner(s). These duties may include, but a re not limited to, oversight of conceptual planning, budget pricing, and design & construction phases. As the owner's representative, the Construction Manager manages and advises everyone involved throughout the construction process. Construction Management is that personal group of management activities above and beyond normal architectural and engineering services that contributes to controlling time and cost and ensuring quality in a project.

Design-Build Services

The Design-Build Contractor provides a service to the owner instead of representing the owner.  In a Design-Build relationship the owner takes a more active role in the day-to-day details of the construction project.  The owner tells the contractor what he wants to see achieved in a construction project.  The contractor then designs, develops and delivers the project on time and budget, consulting with the owner on every phase.  Another aspect of the Design-Build Service is "Build Only".  In this capacity the owner may already have plans, a site, etc. and only need complete building, particular building aspects or project management by a contractor.  DOWCO Construction provides, but is not limited to, the following Design-Build services:
